Three Things That Wreck an Andrews Garage Slab

Culprit One: Powder That Never Settles For Long

The chalky dust that moves across Andrews County does more than land on a floor. It works on the concrete. Fine grit under a boot heel acts like a sanding pad, and a bare slab responds by shedding powder of its own, which is why an uncoated garage seems to generate dust no matter how often it gets swept. You clean it, and by the weekend a fresh film has come back from two directions at once.

Culprit Two: Rubber That Comes Home Hot

Most trucks in this town cover real distance before they park. Tires that have been rolling county roads on an August afternoon do not cool down the moment the engine stops, and hot rubber pressed against a coating for hours is a chemical event as much as a heavy one. A soft or thin film plasticizes under that contact and bonds itself to the tread. A week later the truck backs out and takes a patch of floor with it.

This is the failure people describe as their floor peeling in circles, and it is almost always a box-store kit or a thin roll-on product doing it. The fix is not more coats of the same thing. It is a topcoat with a genuinely harder, denser cured film that stays dimensionally stable well past what a parked truck brings home, which is the entire reason we spec polyaspartic as the last layer on any garage here.

There is a scheduling half to this too. A brand-new floor has not reached full hardness on day one, so parking too early replicates the exact failure the coating was bought to prevent. We give you dates rather than vague guidance, and the truck stays out until the film is ready for it.

Culprit Three: A Young Slab Still Giving Up Water

Andrews has been adding houses on the east and north sides of town, and newer construction brings a wrinkle older garages do not have. The Wait Before the Truck Goes Back In

People want a number, so here it is. A standard residential garage runs two days on site. The heavy work fills the first: clearing the last of what you left, grinding, crack repair, primer, body coat and the chip broadcast. The second day covers scraping the loose chip back, building the polyaspartic and laying the final clear.

Not over it. Peeling almost always means the original went down on concrete nobody ground first, so anything laid on top inherits the same weak bond. We take the failed material off completely, deal with whatever staining or cracking was hiding underneath, and rebuild from bare slab.
