Nobody wants to hear that the coating they picked matters less than the four hours of prep underneath it. It does anyway.
Most industrial slabs out here have been working for twenty or thirty years before anybody thinks about coating them. A shop floor in Odessa or Monahans has soaked up diesel, hydraulic fluid, and drilling mud since the day it was poured, and that oil doesn’t sit on top, it wicks down into the pores. Grind that slab and you’ll pull up a surface that looks clean and is still contaminated an eighth of an inch down. So the first thing we do on a site walk is scratch it, look at the joints, and find out what has been living in the concrete. Sometimes the answer is a shot blast and a normal build. Sometimes it means degreasing and pulling oil out in stages before anything bonds, and sometimes a section is bad enough that patching it honestly is cheaper than coating over a problem that will telegraph through in a year.
Moisture Testing Is Not Optional
The second thing we check is vapor. A slab poured before vapor barriers were standard practice, or one poured on caliche fill that holds water after a heavy rain, will push moisture up through the concrete continuously. Put a low-permeability coating over that and the vapor has nowhere to go, so it collects under the film and lifts it off in sheets. That failure shows up six months to two years later and it always looks like the coating’s fault. We run calcium chloride or relative humidity probes on any slab where the age, the fill, or the history gives us a reason to wonder, and if the numbers come back high we either use a moisture-tolerant system or install a vapor mitigation layer first. Skipping that test to save a day is how a floor gets installed twice.
Older buildings add one more wrinkle: nobody knows what is already on the slab. We’ve ground into cure-and-seal from the original pour, into somebody’s failed one-day coating, and into paint that had been recoated three times. Every one of those has to come off mechanically before we can profile the concrete. That is unglamorous work and it is where the schedule usually moves.
Matching The System To The Abuse
Forklifts, steel wheels, acid wash-down, and 200-degree water all fail a floor in different ways. The spec follows the abuse, not the other way around.
Forklift traffic is a point-load problem. All that weight rides on a small contact patch, and every turn drags it sideways across the surface. Thin coatings shear off at the joints and around the racking legs first. So warehouse floors get a thicker build with a hard aggregate broadcast in it, and the control joints get treated as their own detail rather than being coated straight across and left to crack. Steel-wheeled carts are worse than forklifts on a per-square-foot basis, because there is no rubber to absorb anything, and if a facility runs them we say so in the spec and build accordingly.
Chemical exposure is a list, not a category. Diesel, hydraulic fluid, and most shop solvents are well within what a standard epoxy build handles. Battery acid in a charging area, caustic cleaners in a wash bay, or the organic acids in food and dairy processing are a different conversation entirely, and that is where urethane cement earns its cost. It also handles thermal shock, which is the one that catches people out. A food plant that hoses a floor down with 180-degree water onto a slab sitting at 60 degrees is putting a violent expansion cycle through the coating every single shift. Epoxy is too rigid for that and will eventually crack loose at the bond line. Urethane cement moves closer to the rate concrete moves, so it stays put.
Downtime You Can Actually Plan Around
Cure time is chemistry and it does not negotiate. What we can do is put the install where your production isn’t. Most of our industrial work happens on planned shutdowns, holiday weekends, or in bays we can rope off while the rest of the shop keeps running. We give you a real schedule with real return-to-service numbers, foot traffic at one point, rubber-tire at another, forklifts and racking last, and we do not shade those numbers to win a job. Pushing equipment onto a floor before the coating has developed its hardness leaves permanent marks in a surface you just paid for.
Heat matters here too. In July a west-facing metal building in the Permian Basin will run the slab well past the product’s spec by mid-morning, which shortens working time and changes how the material lays out. We start early, ventilate, and if the numbers still don’t work we tell you the honest window instead of installing a floor we would be back to fix.
