Where the spec shifts is load. A pair of daily drivers is a different floor than a bay that stores a welder, a compressor and a flatbed, and we would rather ask than guess. During the walk-through we want to know what rolls over it, what gets set down on it, and whether the door spends the afternoon open. That conversation sets primer coverage, chip density and topcoat build before anything gets written down.
Edges tell you more about a garage floor than the middle does. The middle is easy. It is the perimeter, the door track, the step-down at the entry and the tight space behind a water heater or softener where a rushed crew stops short and leaves a band of raw concrete that stains within a month. We hand-grind those corners and carry the coating fully into them, because that band is exactly where mop water and tracked-in grit collect.
The same goes for the threshold. A garage door in this country sees blowing dust every spring, and a coating that stops an inch shy of the opening gives that dust a rough seam to pack into. Running the finish out to the edge means one continuous surface from the back wall to daylight.
Grinding Comes First, and It Is Not Negotiable
Nothing bonds to a sealed or dirty slab. We run diamond grinders over the whole floor until the aggregate opens up and the surface has a profile the primer can key into, then vacuum to HEPA spec so nothing settles back into what we just opened. Cracks and pop-outs get chased and filled with polyurea, control joints get treated on their merits, and we take a moisture reading before mixing anything. Slabs out here usually test dry, though newer construction around the edges of town can still be giving up water in its first couple of years, and that is the sort of thing worth knowing before the primer goes down rather than after.
Dust is the local complication. The fine chalky powder that blows through Andrews County settles fast and it will sit on a freshly ground floor within minutes of the vacuum shutting off. Polyaspartic does not behave that way. It cures into a considerably harder, denser film than a water-based epoxy, and it stays dimensionally stable at temperatures well past anything a parked truck brings home from a run out of town. That same chemistry handles the rest of what lands on an energy-country garage floor: diesel, hydraulic fluid, gear oil, brake cleaner, battery acid drips off a bench. Wipe a spill up in a reasonable amount of time and the floor does not remember it.
Winter matters less often but matters more when it hits. A garage that sat above a hundred degrees in July and drops below freezing on a January night puts the coating and the concrete through opposite movements, and a brittle film splits at the joints under that cycling. Two Days on Site, Then the Floor Is Yours
Plan on two days for a standard residential garage. Day one is the heavy work: clearing the last of what you left, grinding, crack repair, primer, body coat and the chip broadcast. Day two is scraping the excess chip back, the polyaspartic build and the final clear pass. You can walk on it that evening, and vehicles go back in after about three days once the film has finished hardening all the way through.
What we need from you is an empty slab and power. Shelving that stays put is fine as long as we can reach the wall behind it, and if you would rather we work around a fixed workbench we will tell you honestly how the edge will look. Freezers and water heaters stay where they are and we cut in around them by hand.
The scope gets written before the truck rolls. What about all the dust that blows in?
A coated slab is dramatically easier to keep clean than a bare one, and part of that is the floor no longer making dust of its own. Raw concrete sheds powder constantly. Seal it and whatever blows under the door stays loose on the surface, so it sweeps or mops out instead of grinding in.
How long should this floor last?
Twenty to twenty-five years is a fair expectation for a home garage under normal use. The topcoat carries the wear, and a refresh pass somewhere around year fifteen buys another long stretch. Storing heavy equipment shortens that, which we account for in the spec so the number is honest.
Can you coat a floor that already has failing epoxy on it?
