Garage Floor Coatings With 15-Year Warranty
Residential garage floor coatings backed by our 15-year warranty. Flake, metallic, or solid-color options. The most-requested service we offer in West Texas, and the one where prep matters most for long-term performance.
What Is Garage Coatings?
Garage coatings are Steadfast’s most-requested service. The reason: a coated garage floor lifts the entire space, hides minor concrete imperfections, resists oil drips and tire marks, and looks great year after year. The catch is that a bad garage coating fails fast (peeling, delamination, hot-tire pickup) and the failure is on display every time you open the garage door. That’s why prep matters more here than almost anywhere else.
Steadfast offers three primary garage systems: flake epoxy with polyaspartic topcoat (the West Texas standard), metallic epoxy (decorative premium), and solid-color polyaspartic (fast-cure budget option). Every garage install includes mechanical concrete grinding to the right CSP profile, crack and pit repair, full-perimeter cove if requested, and a written 15-year residential warranty. Most installs finish in 2 to 3 days, and we’ll give you exact return-to-service times for foot and vehicle traffic.
Common Garage Coatings Applications
Steadfast installs garage coating systems across the Permian Basin and broader West Texas. Common applications include the following, but the right system depends on the specific environment, traffic load, and any chemical or impact exposure.
1 & 2 Car Residential Garages
Standard suburban single and double garages, the most common project type.
3 & 4 Car Residential Garages
Premium home garages where the floor is part of the storage and presentation aesthetic.
Workshop Garages
Home workshops with mechanical work, tool storage, and chemical exposure.
Vehicle Storage Garages
Detached collector or hobby vehicle garages where the floor sees less use but more attention.
Showroom-Style Home Garages
High-end residential garages built as a showcase for vehicles and storage.
Multi-Vehicle Hobbyist Garages
Garages used for restoration, mechanical work, or vehicle hobbyism with high traffic and chemical exposure.

Three Things That Set This Install Apart
15-Year Residential Warranty
Most-warrantied garage coating system in the area. The warranty covers adhesion and workmanship, the two failure modes that matter most. Honored by the owner directly, no service-desk gatekeeping.
Hot Tire Pickup Resistant
Standard residential epoxies often delaminate under hot tires (the most common garage failure). Our flake-plus-polyaspartic system is engineered to resist hot tire pickup specifically.
Owner-Walked Final Inspection
Every garage install ends with the owner doing the final walkthrough alongside you. Final 50% payment doesn’t get collected until you’ve signed off on the install.

Garage Coatings Common Questions
How long does a garage floor coating last?
Most flake garage installs hit the 15-year warranty mark with minor topcoat refresh at year 8 to 10. Metallic systems last similarly with the polyaspartic topcoat protecting the metallic layer. The basecoat itself lasts indefinitely once bonded; what wears over time is the topcoat under tire and foot traffic.
What’s the difference between flake, metallic, and solid color?
Flake has multi-color vinyl chips broadcast into the basecoat for visual texture and slip resistance. Metallic uses metallic pigments for a marbled, decorative look (more expensive). Solid color is a single-color basecoat with clear topcoat (most affordable). Most West Texas garages choose flake.
Why do garage coatings fail with other companies?
Three reasons: bad concrete prep (using chemical etch instead of mechanical grind), wrong topcoat (using non-polyaspartic topcoats that can’t handle hot tire pickup), and rushed cure times. We control all three. That’s why we can offer a 15-year warranty when the industry standard is 1 to 5 years.
Do I need to clear out my garage for the install?
Yes, the floor needs to be empty for grinding and coating. We can help you schedule around storage logistics, and many clients use the install as the opportunity to declutter. If garage storage is a constraint, we can stage the install in halves so the garage is never fully empty.
Can you fix existing garage floor damage during the install?
Yes. Crack repair, pit fill, joint prep, and cove work are all standard prep options. Even badly damaged garage floors can be restored during prep. We assess the existing concrete during the quote and include any required repair in the written quote.
What does a garage coating cost?
Typical residential garage coatings run $4 to $8 per square foot installed for flake systems, $9 to $14 for metallic. A standard 400-square-foot two-car garage runs $1,600 to $3,200 for flake, $3,600 to $5,600 for metallic. We give itemized written quotes with system options.
