Coating a San Angelo Garage Before a PCS Move

What One Day Actually Buys You

Our polyaspartic system installs in a single day. Grind in the morning, base coat, broadcast the flake, scrape and topcoat. Crew is out by evening. That is not a marketing line, it is the reason this system exists, and it is the whole argument for doing this on a PCS timeline instead of putting it off until the next duty station.

Flake Is the Part Buyers Remember

A buyer walking a house does not evaluate a garage. They react to it. A stained gray slab with a crack running through it reads as deferred maintenance, and it plants a question in their head about everything they cannot see. A finished flake floor reads the other way. It is bright, it is clean, and it makes the space look bigger than it is because light bounces off it instead of getting swallowed.

The flake blend is a real choice, not a formality. We bring physical samples and lay them on your actual slab in your actual light. A garage with one small window and a single fixture reads completely differently than one with the door up. If you are selling, we usually steer toward a blend that is neutral and warm so it flatters the rest of the house rather than competing with it. If you are staying, pick whatever you actually like, because you are the one looking at it.

The Cure Clock, Honestly

This is the part we will not soften, because getting it wrong is expensive for you and embarrassing for us.

So when you book, tell us the date the movers come. Not roughly. The date. We will work backward from it and tell you plainly whether there is enough room, and if there is not, we will say so instead of squeezing you in and hoping. We would rather lose the job than hand you a marked-up floor the week your household goods arrive. What the Walk-Through Covers

  • Moisture. We test rather than assume. Vapor coming up through a slab will delaminate a coating no matter how good the prep was.
  • Measuring. Real square footage, including any bump-outs, and where the drain or the step lands.
  • Flake and finish. Samples on your slab, in your light, with the door both open and closed.
  • Your dates. Listing date, closing date, movers, or arrival date, whichever is driving things.
  • The number. You leave with a written quote and a real install date, not a range and a callback.

Renting It Out Instead

Plenty of Goodfellow families do not sell. They hold the San Angelo house, rent it, and let it earn while they are somewhere else. If that is you, the math on a coated garage changes shape.

Tenant turnover is where rental properties bleed money, and the garage is one of the rooms that turns over badly. Bare concrete absorbs everything a tenant does to it. How far ahead of my move should I schedule?

Give us your movers’ date and we will work backward from it. The install itself is one day, but the floor needs longer before heavy wheels and vehicles go on it. Two to three weeks of lead time is comfortable. If your window is tighter than that, tell us anyway and we will tell you honestly whether it fits.

Does a coated garage help when I list the house?

It helps because buyers react to a garage rather than evaluate it. A bright flake floor reads as a maintained house, and it photographs far better than a stained slab. It is one of the few visible improvements you can make in a single day without starting a project you have to finish before closing.

Can you do it while the garage is still full of boxes?

We need the slab clear to grind and coat it. If you have just arrived and the truck has not unloaded, that is the ideal window. If you are packing out, we will talk through what needs to move and when, and schedule around it so you are not shuffling things twice.
