Which coating system is best for a commercial space?
It depends on the environment. Foot-traffic retail and restaurants do well on flake, polyaspartic, or quartz systems. Warehouses with forklift traffic typically run polished concrete or urethane cement. Oil-field and mechanical shops need anti-slip plus chemical resistance, usually epoxy with polyaspartic topcoat. We spec based on the use case during the estimate.
What’s the difference between epoxy and polyaspartic?
Epoxy cures slower (8 to 12 hours per coat) which lets it penetrate deeper into the concrete for a stronger mechanical bond. Polyaspartic cures fast (within hours) and resists UV and chemicals better, making it ideal for outdoor or for businesses that can’t shut down. We often combine them, epoxy basecoat for the bond, polyaspartic topcoat for speed and chemical resistance.
How long does each system last?
Residential epoxy garages carry our 15-year warranty. Commercial foot-traffic floors are warrantied 5 to 10 years. Heavy industrial gets a 1-year standard with optional extensions. Polished concrete and urethane cement systems often outlast their warranty by years when prepped correctly.
Can you install over my existing concrete?
Yes, in almost every case. We start by mechanically grinding the existing slab to remove any old coating, etch back oil staining, and open the concrete pores. Even badly damaged concrete can be repaired during prep, including cracks, pitting, spalling, and joint damage.
Do you handle commercial and residential the same way?
Same standards, different systems. The prep, cure times, and quality control are identical. The difference is the coating system selected, residential garages typically use a flake or metallic finish, while commercial spaces use whatever the use case demands. Owner-involvement on every project, regardless of size.
What’s the typical pricing range across services?
Residential garage epoxy runs $4 to $8 per square foot installed. Commercial flake or polyaspartic systems run $5 to $10. Polished concrete typically runs $6 to $12. Urethane cement is the highest at $10 to $18 per square foot. All pricing is itemized in the written quote.
Do you handle prep, or do I need to clean the floor?
We handle every step including grinding to the correct concrete profile, crack and pit repair, joint prep, and shot-blasting where required. You don’t need to do anything except move what you can off the floor. We work around the rest.
